The Title Process
Assures Your Property Is Free of Encumbrances
A search of official records for information that can affect ownership to a property is necessary each time a property changes hands. This “title search” and resulting report is especially critical to a lender who is contemplating providing a mortgage for the purchase of the property. The lender, like the homebuyer, wants assurance that the property is free and clear of encumbrances, such as mortgages, judgments or liens, and that the seller has full rights to sell the property.
